Three tiers. One venue at a time.

One wedding a day — the whole property is yours. Pricing is set by day of the week and season, never by which barn you choose. Every rental is a full 10-hour day, typically 1:00 PM to 11:00 PM.

Plate № 04·3 — Payment Terms

How the deposit works.

You can pay the venue fee in full, or split it into 2, 3, or 4 payments for a small $25 fee per payment. A common four-payment plan is one quarter at booking, then equal payments at 30, 60, and 90 days out.

A separate $150 refundable damage deposit holds against the event and comes back to you afterward, assuming the property is left in good shape. That's the whole structure — no financing partners, no surprises.

Plate № 04·4 — Open Vendor Policy

Bring whoever you want.

No mandatory vendor list. No preferred-vendor fees. No corkage charge on alcohol. Any licensed caterer, any photographer, any florist. We have a list of vendors who know the property well — you can use them or not.

The only rule: vendors must carry their own liability insurance. It protects them and it protects you.

Questions about the numbers.

Is there a security deposit on top of the venue fee?

Yes — a $150 refundable damage deposit, returned after your event provided the venue is left in reasonable condition and no damage occurred. It's the same regardless of which barn or which day you book.

Can I split the payment into a plan?

Yes. You can split the venue fee into 2, 3, or 4 payments for a small $25 fee per payment. A typical four-payment plan is one quarter at booking, then equal payments at 30, 60, and 90 days. The refundable $150 damage deposit is separate.

What's the maximum guest count?

The maximum is 150 guests, and it's the same for both barns — the difference between Bluebonnet and Meadow is the setting and the feel, not the headcount. If you're hosting 50 or fewer, ask about our 6-hour small-wedding day at $1,150.

Why aren't tables and chairs included?

It keeps your base price low and your choices open. Couples rent the exact tables and chairs that match their vision — cross-back, farmhouse, ghost, mismatched vintage — through their caterer or a rental company, rather than paying for a venue's stock they may not want. Your day-of vendors deliver and set them.

How long is the rental day?

Every booking is a full 10-hour day, most commonly 1:00 PM to 11:00 PM — plenty of runway for setup, ceremony, reception, and cleanup. Need more time? Additional hours are $275 each.

Is off-season pricing actually worth it?

A Hill Country January or February wedding is underrated. The light is cool and clean, the cedar stays green, and you don't compete for peak-season vendor availability. A Monday-through-Thursday date at $2,350 saves you real money that goes straight into your catering or florals.

What does "no hidden fees" actually mean?

It means the rate is the rate. There's no catering or corking fee, no liability-insurance fee, no day-of coordinator fee, no parking fee, and no security fee. Texas state sales tax applies to venue rentals and is itemized clearly on your contract — beyond that, the number you see is the number you pay.
